Aging Safely Walk in Tubs BBB Business Review

A river city with deep roots

Elgin grew as a Fox River manufacturing city, and the neighborhoods around downtown still show it: blocks of Victorian, Queen Anne and early 20th-century homes, many inside the city's historic districts. Farther west, newer subdivisions extend toward the Randall Road corridor. Part of Elgin is in Kane County and part is in Cook County, which affects which agencies serve you.

We help Elgin families choose and install walk-in tubs, transfer tubs and roll-in showers, or ship a tub for their own contractor. We plan by phone and photos and confirm measurements on site. We do not have a showroom in Elgin.

Historic neighborhoods near downtown

In Elgin's older homes, the full bathroom is usually upstairs and modest in size. Many were added or rebuilt decades after the house was built, so you can find almost anything behind the walls.

Stairs and landings

Victorian staircases can be steep and narrow, with tight turns. Measure them before choosing a tub size.

Mixed plumbing

Older homes often combine original cast iron and galvanized pipe with later copper or plastic. We look at what is there during the measure.

Floors

A filled walk-in tub is heavy. In a century-old house, we check floor framing under the bathroom.

Historic review

Elgin's historic district review is generally concerned with exteriors. Interior bathroom work typically follows regular permits. Confirm with the city if you are unsure.

Newer homes on the west side

West-side Elgin includes subdivisions and active-adult communities built in recent decades. Ranch-style homes with bedrooms and bathrooms on one level are common in age-restricted neighborhoods, which makes a walk-in tub a straightforward upgrade. In two-story homes, the primary bath is often upstairs with a separate shower, so the same upstairs-or-downstairs question applies as elsewhere in the suburbs.

If your community has an HOA, ask about contractor parking and dumpster rules before install day.

Ranch home advantage

One-level living, a hall bath with a standard tub alcove and a basement or crawl space below often add up to one of the simplest walk-in tub installs there is.

Kane County or Cook County?

Because Elgin crosses a county line, older residents may be served by different agencies depending on their address. Kane County addresses fall under AgeGuide Northeastern Illinois, with Senior Services Associates, headquartered in Elgin, listed as the care coordination agency for northern Kane County. Cook County addresses fall under AgeOptions, the Area Agency on Aging for suburban Cook County. Property taxes and exemptions also follow the county.

Active-adult communities

Elgin's west side includes age-restricted communities where homes were designed for single-level living, often with wider hallways and doorways than older houses. Many have a primary bath with a walk-in shower and a second bath with a standard tub. Residents who still enjoy baths often convert that second bathroom to a walk-in tub, while those with growing mobility needs may want the shower converted to a curbless or roll-in design.

These communities usually have HOAs with rules about contractor access, parking and hours. Interior work rarely needs design approval, but check before scheduling.

Two bathrooms, two options: a walk-in tub in one and a low-threshold shower in the other can serve a couple with different needs.

Property tax relief outside Cook County

Illinois offers senior property tax relief statewide, administered locally. Homeowners 65 and older who live in their home may qualify for the Senior Citizens Homestead Exemption, and those who also meet an income limit may qualify for the Senior Citizens Assessment Freeze. There is also a homestead exemption for persons with disabilities. In Kane County, these are handled by the county supervisor of assessments office, which publishes forms and deadlines.

None of these pay for a bathroom project, but they can ease the ongoing cost of staying in your home.

Ask the assessor's office whether exemptions renew automatically or must be filed each year, and what documents they need.

Elgin questions

Can a walk-in tub fit in a Victorian home's upstairs bathroom?

Often, if the tub can make it up the stairs and the alcove fits. We measure the staircase and landing first. Compact models and inward-swing doors help in small bathrooms.

Which agency serves Elgin seniors?

It depends on the county. Kane County addresses are served by AgeGuide Northeastern Illinois, and Cook County addresses by AgeOptions. The Illinois Senior HelpLine can confirm.

Do I need a permit in Elgin?

Plumbing and electrical work often requires a permit from the City of Elgin. Your installer should confirm what your project needs and who pulls the permit.

Can I replace a walk-in shower with something more accessible?

Yes. A walk-in shower with a curb can often be converted to a low-threshold or roll-in shower with a fold-down seat and grab bars, depending on the floor and drain.
